Bathroom remodel cost in Calabasas: what the published numbers say, and what moves them
Nobody publishes a bathroom remodel price for Calabasas itself. What does exist is a handful of national and Los Angeles figures from sources that show their methods, plus the local rules that push a Calabasas job up or down from there.

According to the Remodeling 2025 Cost vs. Value Report (www.costvsvalue.com), which models the Los Angeles market, updating a 5 by 7 foot bathroom comes to $27,143 at midrange, and an upscale expansion to $85,055. Nationally, homeowners on Houzz reported a median of $13,000 for bathroom projects of every size in 2024, $22,000 for major remodels and $7,500 for minor ones (Houzz 2025 Bathroom Trends Study). Where a Calabasas job lands depends on its scope, how old the house is, and what turns up once the walls are open.
Where bathroom cost numbers come from
Most prices you see online come from contractors' own sales pages, and they do not say how they were worked out. Only a few publishers put out bathroom cost figures with their methods attached, and none of them goes below a major metro. Each measures something different:
- Cost vs. Value Report. A modeled estimate of what a defined project would cost in a given metro, built from government price and wage data and localized pricing, not a survey of real invoices. It says itself that it is less successful at predicting an individual project at a particular address (What the Numbers Mean).
- Houzz. What Houzz users who remodeled say they spent, as medians and 90th percentiles. It is weighted to represent Houzz users, not every homeowner.
- Harvard Joint Center for Housing Studies. Averages of what homeowners reported spending in the federal American Housing Survey. Real spending, but national, and averages rather than medians.
Read together, they give a range. None of them is a quote.
What the Los Angeles area figures say
For the Los Angeles market, the Cost vs. Value Report models three bathroom remodels (Cost vs. Value Report, Los Angeles):
- Midrange remodel, $27,143. An existing 5 by 7 foot bathroom updated with all new fixtures, including a standard 30 by 60 inch tub.
- Universal design remodel, $44,580. The same 5 by 7 foot room made wheelchair accessible, with a zero threshold shower and a 36 inch door.
- Upscale remodel, $85,055. A 35 square foot bathroom expanded to 100 square feet inside the existing house, with every fixture relocated.
Those are modeled costs for those exact scopes. A Calabasas hall bath refresh can come in under the midrange figure; a primary bath with a curbless shower, a freestanding tub and a relocated toilet can pass the upscale one.

Houzz, national, 2024 projects. The median spend across all bathroom renovations was $13,000. For a major remodel, meaning at least the shower was upgraded, the median was $22,000 and the 90th percentile $60,000; bathrooms of 100 square feet or more ran a $25,000 median. For a minor remodel with no shower upgrade, the median was $7,500 (Houzz 2025 Bathroom Trends Study).
Houzz, primary versus guest baths, 2025 projects. Primary bathroom remodels had a median of $15,000 and a 90th percentile of $50,000; guest bathrooms a median of $7,000. Major primary bath remodels of 100 square feet or more had a $30,000 median (Houzz 2026 Renovation Trends Study). That study defines a major primary bath remodel differently, by replacing at least the vanity, countertops and toilet.
Federal survey data, national, 2023. Homeowners reported spending an average of $9,032 on bath remodels, $4,136 on minor ones and $25,377 on major ones, where major means more than $15,000 when a professional did the work (Harvard JCHS, Table A-1). These are averages across everyone who remodeled, including small repairs, which is why they sit lower than the Houzz medians.
What moves the price in a Calabasas bathroom
Finish choices get the attention, but the biggest swings in a bathroom budget come from scope and from what is behind the walls. In rough order of how much they move the number:

A refresh that keeps the toilet, tub and sink where they are avoids new drain and supply lines. Moving any of them means rough plumbing, a combination rough inspection, and on a slab floor, cutting concrete.

Most Calabasas homes were built before 1990 (US Census Bureau, year structure built). In a single-family house finished by January 1, 1994, a permitted remodel requires every noncompliant toilet, showerhead and faucet in the house to be replaced before final approval (California Civil Code 1101.4), so the budget for one bathroom can include fixtures in the others. Shower and tub choices
A tub to shower conversion replaces the drain, valve and waterproofing, not just the tub. A curbless shower needs a recessed or built-up floor. A freestanding tub may need a new floor drain and supply line. The shower guide and the master bathroom guide go through each.
The permit
Calabasas sets building permit fees from the job's valuation, adds plan check at 85 percent of the building permit fee, prices plumbing, electrical and mechanical items one by one, and adds a 3 percent technology fee and a 5 percent general plan maintenance fee (City of Calabasas fee schedule, 2026 to 2027). There is no flat bathroom fee.
What $10,000 buys in a bathroom
In national terms, $10,000 sits between the median for a minor bathroom remodel, $7,500, and the median for bathroom projects of every kind, $13,000 (Houzz 2025 Bathroom Trends Study). In practice that means a job that leaves the shower alone: a new vanity and top, a toilet, lighting, paint, maybe new floor tile, with the layout unchanged.
What it usually does not cover is anything that opens the shower or moves plumbing. The median major remodel, where at least the shower is upgraded, was $22,000. In Calabasas, add the permit, and in a house finished by January 1, 1994, any noncompliant fixtures elsewhere in the house that a permitted remodel requires replacing.

A workable budget starts from scope, not from a number:
- Decide what stays where it is. Same layout, or a moved toilet, shower or tub. This is the biggest fork in the price.
- Place it against the published ranges. A same-layout refresh points toward the minor remodel figures; a full remodel of a small bath toward the midrange figure; a primary bath with layout changes toward the upscale figure and above.
- Add what is particular to the house. The permit, the pre-1994 fixture rule, lead or asbestos steps in an older home, and access or parking limits in a gated community.
- Hold back a contingency for what the walls hide, and agree in writing how it is spent.
- Get a written estimate from someone who has seen the room. Published numbers get you a range; only the estimate gets you a price.
What about the 30% rule?
You will see a "30% rule for renovations" all over the internet. We could not find it published by any government agency, lender regulator or trade body; it appears on remodelers' and personal finance blogs, with different meanings. Some use it to mean total renovation spending should stay under 30 percent of the home's value, others to mean holding back 30 percent of the budget for surprises. Treat it as a rule of thumb, not a standard, and not a reason to spend up to a number.
Does a bathroom remodel add value?
Partly, and less than most sales pages suggest. The Cost vs. Value Report asked Realtors to estimate resale value: in Los Angeles, the midrange bath remodel was estimated to recoup 89.6 percent of its cost, the universal design remodel 57.2 percent and the upscale remodel 42.3 percent (Cost vs. Value Report, Los Angeles). The National Association of Realtors and NARI put cost recovery for a bathroom renovation at 50 percent, and gave it a "joy score" of 9.8 out of 10 from homeowners (NAR and NARI 2025 Remodeling Impact Report).
Both are opinion surveys of Realtors, not sale records. The pattern is the useful part: the plainer the remodel, the more of its cost it tends to return at sale, and the upscale work is mostly for the people living in the house.
Reading a bid
A bid that is easy to compare is one that separates the things most likely to change. Ask for these as their own lines:
- The permit, with who pulls it and who books the inspections.
- Allowances for tile, fixtures, the vanity and glass, with the dollar amount behind each, so you know what the price assumes.
- Demolition and disposal.
- Waterproofing, naming the system, and the shower water test before tile.
- The other fixtures in the house, if it was built before 1994.
- A contingency for what turns up behind the walls, and how it will be priced if it does.
Before signing, look up the contractor's license on the state license board's site.
